Cheap Cribs Go On Sale In South Florida
MIAMI BEACH (CBS4) ―
This marks the debut of the new CBS4 News segment "Cheap Cribs": We're taking a look at the best bargains in South Florida, including homes for sale on lakes, golf courses and even beaches.
There's quite a few deals in the real estate market in this recession, and recently CBS4's David Sutta challenged Coldwell Banker to show us the best deal out there at three price points--one million, half a million, and $250-thousand.
Our first stop was the exclusive Weston Hills Country Club. "You've got five bedrooms up and four and half bath," said realtor Rose Sklar.
Sklar took us around the massive 3,800 square foot home, with a three car garage. It overlooks a lake and 36 holes of championship golf.
"We've got A+ school across the road. It's a wonderful neighborhood to raise your children," said Sklar.
She believes this is the best deal out there because of the price.
"You would have paid over a million dollars for this property (a couple of years ago)," said Sklar. "It's going to be listing about 669. We are probably going to be getting in the 650 range."
That's 40% off.
Our mid-range property is in South Miami.
"In here you have an office which is not counted as a bedroom," said realtor Oliver Von Gundlach"
"You have three bedrooms; you have a bonus room which you can do whatever you need," said Von Gundlach. "You have a garage which people looking for a these days. And you have a 10,000 square foot lot. That's a lot of land that you are getting."
Two years ago this home would have sold for roughly $600-thousand. Today it's at $349-thousand.
"I think we have a little room to negotiate," said Von Gundlach.
Out low end property was perhaps our biggest surprise. It's on Miami Beach overlooking the water.
"It's very real," said realtor Darrell Burks. "Apartments were selling for $259,000 to $300,000 here. Today because of the market we have reduced the prices to $98-99 thousand."
The units, yes there are eight for sale, are all one bedroom. A first time homebuyer could purchase one for under a $1,000 a month including their mortgage and association dues.
"I think it's worth it because this is a waterfront property, these are full renovated, stainless steal appliances in the kitchens, wood floors, central ac, a gated property," said Burks.
And Burks went on and on about the deals right in Miami Beach. You can even throw a dock in with those one bedroom steals for roughly $50 thousand more.
